Weston prices softened a little, but bidding stayed common
Here is the part that surprised me most about this period. The Real Estate Data Aggregator counted 45 homes sold in Weston during the three months ending July 31, 2026. The median sale price came in at $1,560,000, down 2.5% from the same months a year before. A softer median sounds like buyers gained ground. They did not, not across the board.
The Real Estate Data Aggregator shows that 66.7% of Weston homes sold above list price. That share was up 5.8 points from a year before. So while the median slipped, most sellers still got more than they asked. Buyers had to be sharp on well-positioned homes.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Weston moved the other way, down 2.5%. That gap is worth knowing if you are pricing a home here. National trends did not tell this story.
Homes sold faster, and more of them went quickly
The Real Estate Data Aggregator shows the median days on market fell to 29 days. That is 7 days shorter than the same period a year before. And 42.3% of homes went under contract within two weeks of listing, up 3 points from a year ago. Nearly half the market moved before most buyers had time to think.
Supply stayed tight
The Real Estate Data Aggregator counted 34 homes for sale in Weston during this period. That was down 12.8% from a year before. New listings rose 7.3% to 59, so sellers were coming to market. But inventory did not build up. At 2.3 months of supply, down 0.3 months from a year ago, buyers had limited choices.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Weston did not follow that script. Prices dipped modestly here, but sellers still held strong terms.
A look at what sold nearby
The Westport Journal reported on October 3, 2026 that three properties sold in Westport during the week of September 14 to 18 for a combined $6.7 million. The highest-priced was on Turkey Hill Road S at $3,200,000. That same week a year earlier, the Westport Journal counted 12 properties changing hands in Westport for a total of $37.5 million. Volume was quieter this September, but the price level on individual homes held.
- The median sale price in Weston slipped 2.5% to $1,560,000 during the three months ending July 31, 2026. But 66.7% of homes sold above list, days on market fell to 29, and supply stayed at 2.3 months.
- A lower median did not mean buyers had the upper hand.
- It meant the homes that sold, sold hard.
