A year ago, if you'd asked me what a typical Westport home sold for, I'd have given you one answer. Ask me today and the answer has moved by a real amount, not a rounding error, and not something that quietly corrects itself if you wait a few weeks.

In the twelve weeks ending August 24, 2025, the median sale price for a home that closed in Westport was $2,061,000.

In the twelve weeks ending August 23, 2026, Westport's median sale price reached $2,520,000, up about 22% year over year.

That kind of move usually comes with buyers pulling back, or at least getting choosier. Not here. A little more than half of Westport's sales, 53%, closed above asking price this period.

Buyers didn't step aside on volume either. Westport saw 116 homes sold this period, just about even with the 117 that sold in the same window a year earlier. The price moved. The pace of business didn't.

What strikes me most is that every one of these signals is pulling in the same direction right now. There's no measure quietly disagreeing, no piece of the story that complicates the headline. That kind of agreement across a market is worth noticing on its own, because it usually doesn't happen without a reason underneath it.

Part of what's keeping pressure on that median is how little is actually for sale. Westport has just 58 homes on the market right now. Westport's months of supply sits at about 1.4 months, which is another way of saying there isn't much sitting around waiting for a buyer.

Right now, a typical Westport sale takes about 73 days from list to close.

I can also tell you a little about what's moving at the top of that median. Homes with air conditioning in Westport sold for a median of $2,700,000 this period, compared with $1,790,000 for homes without it. I'm not going to tell you why that gap exists. I can tell you it's real, and it's wide enough to matter if you're deciding what to fix before you list.

A median is the middle of the market, not an appraisal of your house. It tells you where Westport sales are clustering, not what your specific address would bring. If your home doesn't look like the one sitting at the middle of that range, this number isn't your number, and I'd rather tell you that plainly than let you do the math yourself and land somewhere wrong.

Here's what this means depending on where you sit. If you're thinking about selling in Westport, this is a market where a majority of sellers this period didn't have to come down off their number to get a deal done, and the middle of the market has real room in it. If you're buying in Westport, you're competing for a short list, 58 homes, and the data says you should expect company on the offer.

What I'll be watching next is whether that $2,520,000 median holds in Westport as new listings come onto a market this tight, or whether fresh inventory starts pulling it back toward the middle. That's the number that tells me if this is where Westport settles or just where it happens to be standing this month.
