I Analyzed 46 Home Sales in Weston. Two Numbers Didn't Add Up the Way I Expected.

Over the twelve weeks ending August 30, 2026, I went through every one of the 46 homes that sold in Weston, and the days-on-market and sale-to-list numbers together tell a different story than either one tells alone.

I pulled every Weston sale from the twelve weeks ending August 30, 2026, and went through all 46 of them by hand against MLS sold data. Median price, days on market, sale-to-list, all of it. That's my method: real closed sales, no averages, no shortcuts.

Here's what surprised me. The median days on market in Weston came in at 66 days. That's a real stretch, more than two months of a home sitting before it goes under contract.

And yet, in the same stretch of time, the average sale-to-list ratio in Weston rose to 104.6%. Homes are taking their time to sell, but the ones that do sell are closing above what the seller asked. A year ago, that same ratio in Weston stood at 100.10%. Sellers are waiting longer, and getting more for the wait.

The median sale price in Weston landed at $1,450,000. A year ago, the median in Weston was $1,485,000, so the price itself slipped a bit even as the sale-to-list ratio climbed. Two things moving in opposite directions at once. That's not a story I expected to find when I started pulling the numbers.

Homes sold in Weston totaled 46 this period, down from 49 a year ago in that same stretch. New listings in Weston came in at 23. Inventory in Weston sat at 31 homes.

So what does that mean if you're sitting in Weston right now? If you're a seller, the 66-day median tells you not to expect a fast process, but the 104.6% ratio tells you that patience is paying off at the table. If you're a buyer, know that a longer runway to closing doesn't mean less competition once you're in a negotiation. Homes here aren't getting away cheap just because they're taking longer to sell.

I'll be honest, I didn't expect days on market and sale-to-list to pull in opposite directions like this. Usually when homes sit longer, sellers give more ground. Not here.

What I'm watching next is whether that 66-day median holds or starts to move, because if it keeps stretching while sale-to-list stays above 100%, that tells me something real is shifting in how Weston buyers are approaching offers.
