Wilton had more sales, but not more room to choose

More homes sold in Wilton this summer. But the shelves did not refill to match. That gap is the number every homeowner and buyer here should sit with.

The Real Estate Data Aggregator counted just 38 homes for sale in Wilton during the three months ending August 31, 2026. That is down 2.6% from the same months in 2025. More buyers, fewer choices.

Sales jumped. Supply did not.

The Real Estate Data Aggregator shows 110 homes sold in the three months ending August 31, 2026. That is up 23.6% from the same period in 2025. New listings rose too, up 16.7% to 77. But 77 new listings cannot keep up with 110 sales. The gap between supply and demand stayed real.

Demand reached across a wide price range.

Good Morning Wilton reported that in the week of September 18 to 24, 2026, sales in Wilton ran from $463,125 on the low end to $2,710,000 at the top. That is not a narrow slice of the market. Buyers at very different budgets were all active at the same time.

Sellers are getting more than they asked.

The Real Estate Data Aggregator put the average sale-to-list ratio at 108.7% for the three months ending August 31, 2026. That is up 1 point from a year before. More striking: 82.7% of homes sold above list price. That share rose 10.8 points in a year. Nearly 4 in 5 sellers walked away with more than their asking price.

Speed picked up too.

The median home in Wilton went under contract in 26 days during the three months ending August 31, 2026. That is 7 days faster than the same period in 2025, according to the Real Estate Data Aggregator. And 37.7% of homes went under contract within two weeks of listing. That share rose 2 points from a year before.

One thing to watch: rates climbed.

Zillow reported that mortgage rates ended September 2026 at 7.28%, the highest level since November 2023. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers. Wilton's local numbers did not show that slowdown yet in the three months ending August 31, 2026. But it is worth watching as fall listings come to market.

What this means if you own a home here.

With 1.1 months of supply and 82.7% of homes selling above list, this is not a market that rewards overpricing. It rewards careful pricing. Homes priced right are moving in 26 days. Homes priced wrong sit, and sitting homes stand out when supply is this thin.

What this means if you are looking to buy.

Choice is limited. The Real Estate Data Aggregator counted only 38 homes for sale across all of Wilton. That covers Georgetown, Silvermine, South Wilton, North Wilton, and Cannondale. Some sections will have even fewer options than the town-wide number suggests. Go in knowing what you need, and move when you find it.
