Westport stayed tight even as a slower week showed up
The Westport Journal reported 7 sales totaling $9.4 million in Westport during the week of September 21 to 25. A year earlier, that same week saw 13 sales and $21.0 million. That is a real drop, and I am not going to pretend otherwise. But one week is not the market.
The Real Estate Data Aggregator counted 125 homes sold in Westport over the three months ending August 31, 2026. That is up 5% from the same period in 2025. Sales were not falling before that quiet week arrived.
The Real Estate Data Aggregator puts months of supply at 1.4 in Westport, down a full month from a year ago. Inventory is also down 38% year over year. If you own here, that still matters to your pricing and your timing.
What the three-month picture looks like
The Real Estate Data Aggregator shows the median sale price in Westport reached $2,450,000 for those three months. That is up 18.9% from the same period in 2025. Homes sold in 33 days at the median, 3 days faster than a year ago.
Sellers are still getting over asking
The Real Estate Data Aggregator shows that 51.2% of Westport homes sold above list price in those three months. The average sale came in at 104.6% of list price, up 0.6 points from a year earlier. That is not a market where buyers are winning on price.
New listings are thinning out
The Real Estate Data Aggregator counted 71 new listings in Westport over those three months. That is down 20.2% from a year ago. Fewer sellers are coming to market. That is part of why supply stays this low.
Pending sales came in at 82, down 21.2% year over year per the Real Estate Data Aggregator. So demand is not surging either. The market is tighter, not faster in every direction.
Still, the Real Estate Data Aggregator found that 28.1% of Westport homes went under contract within two weeks of listing. That share is up 6 points from a year ago. The right home, priced right, still moves quickly.
What the national picture adds
Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. The Federal Housing Finance Agency reported U.S. home prices up just 2.6% year over year through July 2026. Westport's 18.9% price gain is running well ahead of that national pace.
Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. That is not what the Real Estate Data Aggregator is showing in Westport, where sellers are still averaging 104.6% of list.
- One slow week in late September does not flip a tight market.
- The Real Estate Data Aggregator shows Westport with 1.4 months of supply, inventory down 38%, and sellers still closing above asking.
- If you are buying, a quieter week is worth watching, but it has not opened up much more choice yet.
- The highest-priced sale during that week of September 21 to 25 was on River Lane at $2,275,000, per the Westport Journal.
One more thing worth saying: the whole ZIP code number is a starting point, not a finish line. One street in Old Hill reads differently from one in Saugatuck or Green Farms. If your home is not average, the average number does not tell your story.
