Westport prices kept rising because inventory stayed low
The national picture and the Westport picture are not the same thing right now. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In Westport, the Real Estate Data Aggregator counted a 22.8% jump in the median sale price over that same period. That is nearly nine times the national rate. The reason is not complicated: fewer homes came to market, and the ones that did sold fast.
The Real Estate Data Aggregator showed 69 homes for sale in Westport during the three months ending July 31, 2026. That is down 34.9% from a year before. New listings also fell, down 9.7% to 112. Fewer sellers meant buyers competed harder for what was there.
What low supply did to prices and speed
With 1.9 months of supply, there was not much room for buyers to wait. The Real Estate Data Aggregator found that 54.4% of Westport homes sold above list price during those three months. The average sale came in at 104.7% of list. Homes that found a buyer did so in a median of 32 days, seven days faster than the same period a year before.
More than half of homes sold above asking
That 54.4% figure is worth sitting with. It means if you listed a home in Westport during those three months, you had a better than even chance of closing above your asking price. The Real Estate Data Aggregator also found that 39.1% of homes went under contract within two weeks of listing, up 6.6 points from a year before. Priced right, a home here did not linger.
What was actually closing in late September
The Westport Journal reported on October 3, 2026 that three properties sold in Westport during the week of September 14 to 18, for a combined $6.7 million. The three prices were $3,200,000, $1,925,000, and $1,582,500. That same week a year ago, twelve properties sold for a total of $37.5 million. Fewer sales, but the individual prices in the most recent week still reflect a market where seven-figure closings are the norm, not the exception.
The national backdrop is worth knowing
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Westport did not follow that pattern during the three months ending July 31, 2026. Local scarcity was doing more work here than national rate pressure.
One sign of where local housing pressure is heading: the Westport Journal reported on October 5, 2026 that an affordable housing development with 18 units has been proposed at Compo Road North. That kind of proposal does not happen in a town with slack demand.
