Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is the headline most homeowners saw. Here is what actually happened in Weston during the same stretch.

Two in three homes sold above asking

The Real Estate Data Aggregator shows 66.7% of Weston homes sold above list price in the three months ending August 31, 2026. That share is up 12 points from the same period in 2025. Rates above 7% did not stop buyers from competing hard on the right homes.

The average sale came in at 106.2% of list price. That is up 2.9 points from a year before, according to the Real Estate Data Aggregator. For a seller, that gap between list and sale is real money.

Homes went fast when they were priced right

The national picture looked different

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Weston's 2.2% median price gain is in line with that, but the above-list sale rate here tells a different story than the national softness.

In short
  1. Rates above 7% are real, and they slowed the number of closings in Weston by 9.4%.
  2. But the homes that did sell went fast, went above asking, and closed at 106.2% of list.
  3. The market thinned a little.
  4. It did not soften.

These are Weston-wide numbers for the three months ending August 31, 2026. One section of town, or one street, can read very differently from the whole. Lower Weston, Newtown Turnpike, and Devil's Den each have their own pace and price. If you want to know where your address sits inside these numbers, I can show you.
