Weston buyers kept bidding, even as supply ticked up

By Merry Hampton
Real estate, Weston

More homes came to market in Weston this summer. Buyers bid harder anyway. That is the one thing I want you to hold onto before you read anything else here.

Fewer closings, but the buyers who did close paid more than asking. The average sale reached 106.2% of list price, up 2.9 points from a year ago.

Supply did rise. The Real Estate Data Aggregator counted 34 homes for sale, up 6.3% year over year. New listings jumped 45.5%, to 48, in that same window. Months of supply sits at 2.2, up 0.3 months from last year. More choices for buyers. Still not enough to cool the bidding.

What is happening across the region

The Westport Journal reported that 10 properties sold in Westport during the week of September 28 through October 2, 2026, for a total of $41.6 million. A year earlier, 14 properties changed hands in Westport that same week for $35.0 million. Fewer sales, higher total. That pattern rhymes with what the Real Estate Data Aggregator shows in Weston: volume is down, but prices are holding and buyers are competing.

Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Weston's median sale price rose 2.2% over the same general window, per the Real Estate Data Aggregator. Weston is moving with the national trend, not against it.

What this means if you are buying in Weston

More supply is a real thing. New listings are up 45.5% from a year ago, per the Real Estate Data Aggregator. That is not nothing. You have more to look at than you did last summer.

But 66.7% of homes still sold above list. Median days on market is 29, and shrinking. If you find something you want in Lower Weston, Newtown Turnpike, or anywhere else in 06883, the window to think it over is short. Being pre-approved and clear on your number before you walk in is not optional here.
