Ridgefield is tighter than the national market

The national headlines are talking about a buyers market. Ridgefield is not living in that story. As of October 15, 2026, here is what the numbers actually show.

Realtor.com counted active listings topping 1.16 million homes nationally in September 2026. That is a lot of supply. But the Real Estate Data Aggregator counted just 55 homes for sale in Ridgefield for the three months ending August 31, 2026. Those are not the same market.

What tight supply did to Ridgefield prices

When supply shrinks, pricing tends to hold. The Real Estate Data Aggregator shows the median sale price in Ridgefield hit $1,200,000 for the three months ending August 31, 2026. That is up 17.6% from the same months in 2025. The Federal Housing Finance Agency put the national year-over-year price gain at just 2.6% through July 2026. Ridgefield ran well ahead of that.

Buyers are still competing here

Nationally, Redfin reported in October 2026 that sellers outnumbered buyers by 62.6%. That kind of imbalance usually softens prices. Ridgefield did not follow that pattern. The Real Estate Data Aggregator shows 62.6% of Ridgefield homes sold above list price in the three months ending August 31, 2026. Nearly half, 45.5%, went under contract within two weeks of listing. That share was up 4.6 points from a year before.

The average sale-to-list ratio came in at 104.3%, per the Real Estate Data Aggregator. That is down 2.3 points from a year ago, so the edge did soften a little. But selling above asking price is still the norm here, not the exception.

Ridgefield averaged 104.3% of list price. Nationally, Realtor.com found 20.8% of listings took a price cut in September 2026. Those are opposite pressures.

Supply fell even as new listings ticked up

The Real Estate Data Aggregator counted 93 new listings in Ridgefield for the three months ending August 31, 2026. That is up just 1.1% from a year before. Demand absorbed them quickly. Homes for sale fell 17.9% year over year. Supply dropped 0.5 months to reach 1.4 months total. New listings came in, but they did not stay long.

The one number that slowed down

Median days on market rose 4 days from a year ago, landing at 33 days per the Real Estate Data Aggregator. Not every home sold fast. Pending sales were down 5.4% year over year. So while the market is tight, it is not frictionless. Pricing and condition still matter.

Mortgage rates are part of that friction. Realtor.com reported rates climbed above 7% for the first time since January 2025. That slows some buyers down. CNBC reported Fannie Mae forecasts a 30-year fixed rate of 7.5% for all of 2027. Buyers who can move are moving. Those who cannot are waiting.

In short
  1. Ridgefield had 55 homes for sale and 1.4 months of supply through August 31, 2026. The median sale price reached $1,200,000, up 17.6% from a year before.
  2. More than 6 in 10 homes sold above list price.
  3. The national slowdown is real, but Ridgefield is running on a different track right now.
