Nearly half of Fairfield homes went pending in two weeks

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the national story. Here is the Fairfield 06824 story, for the three months ending August 31, 2026.

The Real Estate Data Aggregator counted that share for the three months ending August 31, 2026. It was up 11.7 points from the same months in 2025. That is the one number that changes how you should prepare, whether you are selling or buying.

If you are selling, you do not get a slow start and a second chance to fix the price. Nearly half the homes that sold here were gone in 14 days. Day one has to be right.

If you are buying, a good fit can disappear before you finish thinking it over. Being ready matters more than it did a year ago.

The Real Estate Data Aggregator counted 136 homes sold in 06824 during those three months. That was down 8.1% from the same period in 2025. Fewer sales, but not because buyers stopped. There were fewer homes to buy. New listings fell 7.3% year over year, to 115.

With 1.3 months of supply, this is not a balanced market. A balanced market usually sits around six months. Sellers here held real leverage, even with rates above 7%.

The national picture is different

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That is a very different market from what the Real Estate Data Aggregator shows happening in 06824.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Fairfield 06824's median was up 0.9% over the same window, a smaller gain, but prices held.

What this means if you are in Fairfield right now

Sellers: 63.2% of homes sold above list price. That number rewards preparation and honest pricing from the start. It does not reward overpricing and hoping.

Buyers: 1.3 months of supply is tight. When something fits, it likely will not sit. Getting your financing in order before you need it is not optional here.

In short
  1. Rates above 7% did not slow Fairfield 06824 down much.
  2. The Real Estate Data Aggregator shows nearly half of homes went pending within two weeks, median days on market fell to 28, and nearly two thirds sold above list price, all for the three months ending August 31, 2026. Supply stayed thin.
  3. The homes that sold well were priced right on day one.

One last thing: these are ZIP code numbers. University, Greenfield Hill, Center, Beach, Sasco, and Sturges each read a little differently from the whole. A home on one street in Greenfield Hill can sit in a very different pocket than the 06824 median suggests.
