Fairfield's starter market kept moving, even with more homes to choose from

More homes showed up. Buyers did not flinch. That is the short version of what the Real Estate Data Aggregator counted for the three months ending August 31, 2026 in Fairfield's 06825 zip code, which covers Stratfield, Brooklawn, Fairfield Woods, Lake Mohegan, Lake Hills, and Tunxis Hill.

Inventory rose 46.9% compared with the same three months a year before. Sales rose 50.8%. Supply went up, and demand kept pace. That does not always happen, and it is worth saying plainly.

The Real Estate Data Aggregator counted 47 homes for sale in 06825 during the period. That is up 46.9% from a year before. More sellers came to market. But 92 homes still closed, and 73 more went pending. The pipeline stayed full.

The median sale price landed at $750,000, up 3.4% from the same three months in 2025. The Federal Housing Finance Agency reported U.S. prices rose 2.6% year over year through July 2026. This market matched that pace and then some.

To put the $750,000 median in context: Good Morning Wilton reported that homes on Banks Dr. and Old Ridgefield Rd. in Wilton sold for $2,710,000 and $1,800,000 in September 2026. The price difference is part of why buyers who want to stay in Fairfield County look at 06825 first.

Buyers paid over list, and that did not change

The Real Estate Data Aggregator put the average sale at 104.2% of list price. More than half of homes, 56.5%, sold above list. Both figures moved higher than a year before. That tells you buyers here are still competing, not waiting.

One number did ease. The Real Estate Data Aggregator found 35.6% of homes went under contract within two weeks of listing. That is down 2.6 points from a year before. A small pullback, not a reversal. Most homes still moved, just not always in a sprint.

New listings kept coming

The Real Estate Data Aggregator counted 76 new listings in 06825 during the three months ending August 31, 2026. That is up 24.6% from the same period in 2025. Sellers are not holding back. And with months of supply holding flat at 1.6, the market absorbed it.

Ninety-two homes sold. Seventy-six new listings came in. The market was consuming more than it was adding. That is what kept supply from piling up even as inventory rose.

What this means if you own here

Added supply did not take away demand. Prices held and ticked up. Days on market got shorter. If you have been waiting to list, the data from the three months ending August 31, 2026 does not show a softening story.

What this means if you want to buy here

More homes showed up than a year ago. That is real. But 56.5% of what sold went above list, and the median closed in 39 days. You have more to look at. You still need to be ready to move.

Affordable housing is also part of the picture in this county

Not everyone in Fairfield County is shopping at the $750,000 median. The Westport Journal reported on October 5, 2026 that affordable units on Wilton Road in Westport rent for $1,579 a month for a one-bedroom and $2,084 a month for a three-bedroom. The income limit for a one-person household there is $60,000. Separately, 06880 reported that 18 new affordable units, laid out as 9 duplexes with 24 parking spaces, are proposed for Compo Road North in Westport. These projects sit in a different town, but they speak to the same pressure that sends buyers toward 06825 in the first place.
