Fairfield moved faster even as more homes came to market

The number that changes what you should do: the Real Estate Data Aggregator counted 155 new listings in ZIP 06824 in the three months ending July 31, 2026, up 10.7% from the same period a year before. More competition came to market. And yet 53.3% of homes went under contract within two weeks of listing. That is up 10 points from a year ago. More supply did not slow the pace.

Nationally, Realtor.com reported that 20.8% of listings took price cuts in September, the highest share since October 2022. Fairfield read differently. The Real Estate Data Aggregator put the median sale price in 06824 at $1,365,000, up 15.7% from the same three months in 2025. Sellers here were not cutting. They were collecting above asking.

Homes sold faster, even with more to choose from

The Real Estate Data Aggregator counted 116 homes sold in 06824 in the three months ending July 31, 2026. That is down 10.8% from the same period in 2025. Fewer closings, but not because demand faded. Months of supply held at 2.1 months, unchanged from a year ago. There simply were not enough homes to go around, even with 155 new listings arriving.

Buyers paid over asking, often by a wide margin

The Real Estate Data Aggregator shows that 65.5% of homes in 06824 sold above list price in the three months ending July 31, 2026. That share rose 11.6 points from the same period a year before. The average sale came in at 106.6% of list price, up 2.5 points. That means the typical buyer in this ZIP paid more than the asking price. Not every home went that way, but nearly two in three did.

The national picture looked different

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real cost for buyers anywhere. The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Fairfield's 15.7% median price gain in the same window ran well ahead of that national pace.

Pending sales in 06824 rose too. The Real Estate Data Aggregator counted 137 pending sales in the three months ending July 31, 2026, up 2.2% from a year before. Demand held even as rates pushed higher nationally.

One thing happening nearby worth knowing

Affordable housing activity is picking up across Fairfield County. In Westport, a project reported October 5, 2026 proposes 18 new affordable units on Compo Road North, with 24 parking spaces planned. The same reporting noted that 19 affordable units were previously developed on Wilton Road in Westport. These are not Fairfield 06824 projects, but they signal that the county is adding inventory at price points below the market median. That is worth watching if you are tracking supply broadly.

One thing worth noting: these numbers cover all of 06824. That includes sections like Greenfield Hill, Green Farms, University, Beach, Sasco, and Sturges. One street can read very differently from the ZIP as a whole. A home on a quiet cul-de-sac in Greenfield Hill and a home near the Center can sit in the same data but face very different buyers.
